Historic Preservation and Zone District Regulations, Georgetown, Colorado |
Preservation regulations that had been in place for more than a decade needed revision to reflect modern preservation practices and new development forms. Clarion was also retained to draft new zoning regulations for a large commercial site on the edge of town to ensure that new development there is compatible with the old town, surrounding natural areas, and residential neighborhoods.

Design and Development Guidelines, Savannah, Georgia |
As pressure for new development grew in Savannah's historic neighborhoods, the city wanted new preservation rules. Clarion Associates worked with other consultants to prepare new construction design and development guidelines. We were responsible for analyzing existing economic conditions for real estate development, identification of likely development sites, and analyzing the impact of the guidelines on future development patterns in the historic district.

Heritage Plan, Natchitoches, Louisiana |
Natchitoches ranks among the most historically and architecturally significant small towns in the South, with a rich heritage derived from French, Spanish, and American settlement. Historic preservation has always been important for the town, and it now supports a thriving heritage tourism trade. The city, however, faced challenges related to redevelopment, historic landmark designation, and planned highway improvements. We worked with other consultants, the city, and community members to develop goals, objectives, and strategies to preserve the historic district and integrate new development.

Preservation Plan and Ordinance Review, Sarasota, Florida |
Incorporating preservation elements into the city's comprehensive plan was important to maintaining Sarasota's historic character. Clarion conducted extensive public outreach to focus discussion on key preservation issues. We also wrote recommendations for amendments to the Sarasota Historic Preservation Ordinance.

Russian Consultation on Historic Preservation Techniques |
To encourage the adoption of objective, understandable systems of land use in Russia, the U.S. Agency for International Development supports projects to show how zoning rules can be integrated with environmental protection and historic preservation controls. Principals of Clarion Associates worked with the Planning and Development Collaborative (PADCO) in Washington, D.C., to show how historic preservation could be integrated with zoning systems under Russian law. We traveled to Moscow, St. Petersburg, and Novgoroad to organize a sample project, and to draft a manual on comparative systems of market-oriented historic preservation.
